Window wells and egress windows
Basement windows below grade are one of the most common leak points. Here's how wells get fixed, and what Wisconsin requires for egress.
A window well is a small open pit against your foundation. If it doesn't drain, rain and snowmelt collect in it until water finds its way around the window frame. In Eau Claire, wells packed with snow and leaves through the winter are a common source of spring leaks.
Why do window wells leak?
- The top of the well is at or below the ground around it
- No gravel bed or drain at the bottom of the well
- Downspouts or a sloped patio sending water into the well
- A rusted, separated or loose liner letting soil wash in
- Leaves and snow piled up all winter
How are they fixed?
- Raising or replacing the well liner so it sits above grade
- Adding washed stone and a drain that ties into the footing drain tile
- Clear covers that shed rain and snow but still let light in
- Resealing or replacing the basement window itself
What does Wisconsin require for basement egress?
Under Wisconsin's Uniform Dwelling Code, a basement used for sleeping needs at least two exits, and an egress window in each bedroom can serve as one. Key requirements in SPS 321.03:
| Item | Requirement |
|---|---|
| Clear opening | At least 20 inches by 24 inches |
| Sill height | No more than 60 inches above the floor; above 46 inches needs a permanent step or platform |
| Window well | At least as wide as the window and 36 inches out from the wall; built so water doesn't enter the house |
| Ladder | Required if the well is more than 46 inches deep |
| Operation | Opens from inside without tools |
Cutting a larger opening in a foundation wall is structural work, and egress windows usually need a permit from your municipality. The contractor should know what your local inspections office requires.
The waterproofing company prices the job after walking the basement, looking at the outside grading and finding where the water actually gets in. We don't quote prices, and any number given over the phone before a visit is only a rough starting point.

Common questions
Do I need an egress window if I finish my basement?
Wisconsin's Uniform Dwelling Code requires a second exit for a basement used for sleeping, and an egress window in each bedroom is a common way to meet it. Check with your municipality about other finishing rules.
Are window well covers worth it?
In snowy Eau Claire winters, a clear cover keeps snow and leaves out of the well. For an egress well, the cover must be easy to open from inside.
